The apparatus

Where do these numbers come from?

Most market-stat pages are syndicated widgets. This one won’t be. Everlane is standing up its own data pipeline: once the MLS data feed is connected, listings will flow from Stellar MLS into our own database through the day, and the statistics on this page will be computed there by database queries — median sale price, days on market, active inventory, months of supply — then baked into this page as plain HTML with the computation time shown.

Three commitments, permanent:

  • No AI-generated numbers. An AI model never computes or estimates a statistic here. Models draft narrative (below) from the computed numbers; the numbers themselves are SQL over the feed, every time.
  • Real data or nothing. If the pipeline hasn’t run, the band above shows no figures — you will never see a placeholder number dressed up as data.
  • Visible timestamps. Every stat surface names its computation time and the period it covers, per MLS display rules.

The monthly narrative — a plain-language read of what moved and why it matters if you’re buying or selling right now — publishes here once the data pipeline connects. It’s drafted from the computed stats and reviewed and merged by the broker before it appears; if it isn’t reviewed, it doesn’t publish. The stats above follow their own rule either way — real numbers or nothing, never an estimate.
