Everlane Realty is an independent, broker-owned real estate brokerage in downtown St. Petersburg — one licensed broker, working the market he lives in, backed by a knowledge base the brokerage keeps current so the advice you get is researched, not guessed.

Independent and broker-owned

Everlane isn’t a franchise office or a name rented from a national chain — it’s an independent brokerage, owned and run by Serge Osaulenko, a Florida licensed broker, since 2020 (licensed since 2017). When you work with Everlane, the broker you talk to is the one who owns the brokerage.

Built around the contract

Before real estate, Serge studied it — degrees in Real Estate and Finance from Florida State — and then spent fourteen years building and selling a restaurant business. That’s where he learned what a contract really is: the quiet place a deal succeeds or falls apart. Reading them closely is still his favorite part of the job, and it’s the habit the whole brokerage is organized around — catch the problem on the page before it becomes a problem at the closing table.

A local-market knowledge base, kept current

Everlane treats local knowledge as something you build and maintain, not something you claim. The guides and neighborhood chapters on this site are the public face of a knowledge base the brokerage keeps researching and updating as St. Petersburg changes — flood zones and insurance, neighborhood by neighborhood, the rules that actually govern a short-term rental or a renovation in a historic district. When a client asks a real question, the answer comes from that research. When the answer isn’t there yet, it gets added. The point is to be genuinely knowledgeable about this market, in writing, on the record.

Honest data, a real person

The brokerage built a system to keep this site’s market numbers honest: it pulls live MLS data, recomputes the figures, and rebuilds the pages on its own — and when a number isn’t solid, it shows nothing rather than a guess. (Those live numbers switch on when the MLS feed connects; until then the site would rather show you an honest blank than a placeholder.) The guides and neighborhood chapters are researched and drafted with that same studio toolkit, then reviewed, edited, and approved by Serge before anything publishes — every judgment call, and every published word, is his to own.
